According to an article by David Lynch for The Real Deal, Hermosa Beach-based Roth and Associates filed plans with the city to build a permanent supportive housing complex at 4604 S. Western Avenue. The proposed five-story building would replace a vacant commercial building with 49 affordable units.
Tim Roth purchased the property in 2016 for $700,000.
Roth is seeking density and other bonuses via the city’s Transit-Oriented Communities program, which provides incentives for developing affordable housing near transit stations.
The program was adopted in 2017, as officials tried to find new ways to encourage more affordable housing development. Since that time, the program has been used a handful of times in South L.A., at a nearby site in Leimert Park, where the developer is planning a 111-unit project. That project located at 4252 S. Crenshaw Boulevard will have 28-units classified as affordable.
