A Southern California investment firm, Orion Capital, recently filed plans to build a 168-key Courtyard Marriott hotel across from USC’s main campus. The plans submitted for the property located at 3685 S. Vermont Ave are the latest twist in a multi-year saga former site of the Bethune Library.
According to a recent article in Urbanize LA, the 33,000-square-foot lot was originally designated for the development of 114-mixed income property – including 52 units of market-rate housing, 45 units of workforce housing, 17 units of affordable housing, as well as, ground-floor retail and a clean tech incubator.
When plans for that development stalled, the City Council quickly approved an agreement with Orion Capital for the Marriott.
